How To Build A House, Construction Check Off List

Ok, here we are. We have a building lot that has been cleared and pilings are set for our new “ocean style” house on pilings in Holden Beach, NC but how did we get our construction to this point?

As a builder, it’s a great feeling to watch a building start to rise from the dirt, but there is a lot of work that must happen first. A client usually does not realize the time, effort and costs just to get a house to the point where you see it in the photo above, and it’s no where near completion. We have just started!

Let’s look at what has happened in the form of a list to get us where we are today.

  • A set of plans must be designed and engineered. Costs are around $1650

  • House plans must be submitted to county for approval and permit. Costs are around $800

  • If you take out a construction loan, you have various closing costs associated with the loan. Approximate loan closings costs are $4000 which includes appraisals, loan origination points, attorney fees etc.

  • The actual lot must be cleared and all the debris hauled away. Sometimes you have to haul in fill dirt also to level things out. Costs around $3600

  • Lot must be surveyed and exact location of where house is to sit must be staked. Total construction package surveys around $1200.

  • Water permit and meter must be set prior to construction. Costs are around $1250

  • Temporary power must be applied for. An electrician must set the saw service first. A county inspector comes out to make sure it’s been installed correctly. The local power company comes out and turns it on. Total costs are around $450

  • The associated costs that I have listed today are associated with our 1344 sq. ft. home. The costs on all projects vary. The larger the new home construction is, you can expect to pay larger startup fees. Everything I have listed is a ballpark figure and costs will vary depending on your own project.
