 Ok, you decided to sell your property and you call me to list it. I say great, and then I show up and place a “For Sale” sign on your property. Is that all there is to it? Not hardly. When you hire me to market your property professionally, I go to work for you. Behind the scenes, here is what is going on…

 Here is where my work begins. I must fill out 2 copies of each. 

  1.  Working with Real Estate Agents form
  2. Confirmation of agency form
  3. Dual Agency addendum
  4. POA Addendum form
  5. Property disclosure form
  6. Professional Services disclosure form
  7. Copies of any leases on property
  8. Listing Agreement form

Add about 4 more in-house forms that is required by the individual brokerage.These are all legal documents required by the state of NC to protect all parties. After completing all of the paperwork, my client must sign and initial each one. Once again I must get back to my computer and fill out the online MLS form (multiple listing service). I want to notify all of the Realtors in our area that your property is on the market. The MLS system gets the job done. FSBO’s do not have access to this service. Do you remember that great picture of the sign at the beginning of this post? It is now that I get to go back to your property and place my sign.   

When you give a listing to an agent, their work just begins.

    On Dual Agency Addendum, at listing, which of the
    Form boxes is to be checked by seller or is this
    to be left blank until dual agency should arise?
    And is this form to be signed by seller at listing.
