I like to shoot fun stuff too.

 You are out of town and you are very interested in viewing a property.


You have 2 choices.

 

1. Pack up, travel and take a chance.

2. Enlist me as your buyers agent and sometimes I can save you a trip.

You decide.

  5. Property disclosure form
  6. Professional Services disclosure form
  7. Copies of any leases on property
  8. Listing Agreement form

How Do I Find You?

picture-9.pngYou decide to sell your property. Ok, great. What next? Well, you could do a For Sale By Owner. A lot of folks do. A lot of folks try it, and you drive by that “For Sale” sign tacked to a garden stake in the front yard for months. Sometimes it works but more often than not, it doesn’t.  

How will your buyers find you? The quick answer to that is, they will drive by and see your sign. That’s not good enough for me.

 I saw a FSBO myself the other day and the writing was so small that I couldn’t read what it said. I just happened to be riding my bike, so I turned around and rode up to the telephone pole it was nailed to, and had to really squint and focus to read what it said. I thought it might be a yard sale or something. It was their home for sale! 3 Bedroom with a pool. I figured they didn’t really want to sell it that bad, especially if a $1.25 sign is their marketing plan.   

Selling a property is difficult. It takes patience and hard work. Some FSBO’s give off a bad vibe to potential homebuyers. A prospective homebuyer may think the property is distressed or it’s a bargain sale.  A seller who lists an FSBO may attract unqualified bargain hunters. This is a pure waste of your time. A professional Real Estate Broker can weed out these individuals and only bring well qualified prospects to view your property. I found it hard to believe that this was their marketing plan. Had I been in my car, I would have never turned around. I could not even read the phone number.

Employ the services of a licensed professional. At Martha Lee Realty, we are in business to sell your property. Take advantage of the resources of a professional Real Estate Company. Most Real Estate companies have a wide and varied network in which to attract buyers. The MLS (multiple listing service) alone is worth the price of a commission. 

If  they can’t find you, they can’t buy you.

New Company. New Blog. New Beginning.

I moved my Real Estate license to Martha Lee Realty in Holden Beach, NC.  A new beginning for me.  There are many reasons for the move, but the number one reason was Martha Lee herself. I have watched her firm since 2004 when I purchased a piece of property in Holden Beach from Martha’s company. It was a very professional, smooth transaction. No problems.
